Ohio Farm Bureau fights expanded eminent domain authority

first_imgShare Facebook Twitter Google + LinkedIn Pinterest  Leave a CommentThe fight to protect landowners from expanded eminent domain authority continues.  Ohio Farm Bureau successfully prevented an expansion of takings authority in the Senate’s version of the transportation budget, but it could return.  Legislators from both chambers must reconcile their two versions and were to provide a final transportation budget to Gov. Mike DeWine by March 31, however details were still being hashed out as of April 1. The amendment would have increased quick take authority, which allows property to be taken immediately without the normal eminent domain process. The amendment would allow utility companies to bypass normal eminent domain procedures and instead allow the utility to take immediate possession by depositing with the court an amount the utility believes is an appropriate value.  Farm Bureau policy policy supports adequate compensation before beginning a project. “This amendment eliminates the landowner’s negotiating power,” said Jenna Beadle, OFBF director of state policy.  Another provision of the amendment allowed project approval by the Ohio Power Siting Board to be used as a determination of need for the project under eminent domain.“This takes away a landowner’s right to argue the necessity of the project or whether an existing easement could be used for the project,” Beadle said.Even if the expanded authority is not in the final transportation budget, Beadle expects the issue to reappear in future legislation. The Only Real Objection to an Appointment

first_imgYou have your scripts, and your prospects have their scripts. If your script is good and effective, you can schedule an appointment with your dream client. But if their script is better than yours, your request to meet will be denied.There are only four or five objections to a meeting, and they boil down to one big issue. First, the objections.We Are HappyThe first objection you should expect to hear most often is that your dream client is happy with their present provider. They know and understand that if they are happy then there is no reason for them to change and the outcome you are seeking means change.Asking your dream client what they are unhappy about why you are on the phone asking for an appointment is ineffective, and it is why they have such an easy time saying no.We Don’t UseWe used to call this “no need.” Look, if they don’t spend money on what you sell, there is no reason to meet. That works perfectly for both you and your dream client. They don’t want you to waste their time, and you don’t want to waste your time.I once had a prospective client who spent $1 million a year who believed they didn’t use very much of the service I sold. At his last company, they spent $14 million a year. But this objection works, and you should expect to hear it.Now Is Not A Good TimeThere is never a good time. Your dream client is never going to be less busy, at least not so much so that they hope to invest time with salespeople.This objection is a way to get rid of salespeople. You want to be respectful of your dream client’s time. When they’re super polite, they will allow you to make a commitment to call them back in a few months. That’s a positive rejection, but a rejection nonetheless.Mail Me InformationNow this objection sounds like, “Can you email me some information?” Your prospective client doesn’t want your information. There is no brochure that you can provide that they’re going to take home and study, hoping that you are the answer to all their prayers. There is no white paper or case study that’s going to cause them to call you back and beg you to sell them.“Mail me information” is another positive rejection that gives you something to do to keep you busy while getting you off the telephone.You might hear something about “not having a budget,” or, “we need to wait until” some future event occurs. None of these prevent them from meeting with you, exploring the nature of their challenges, or determining what they may want to do in the future. There simply ways to make a salesperson go away.The One Real ObjectionIf you are going to be successful in sales, you need language for every one of these objections. You need a script that promises that you will create value that has nothing to do with you “introducing yourself and your company” to your dream client.Your sales call value proposition needs to be something that improves your contacts even if they never buy from you. Answering that question is what will allow you to overcome objections. She may be what one refers to as a star kid, but Shetty’s childhood was unlike most others. She grew up on Altamount Road, a swanky neighbourhood in Mumbai, away from the star dens in Juhu and Bandra. She studied at American School of Bombay where her father’s credentials didn’t earn her a special status. And while her action star father made it mandatory that she and her younger brother Ahan devote time to sport along with academics, her mother Mana ensured they were guarded from the glitz and glamour of Bollywood. “I have always been allowed to have an opinion and to decide things on my own,” Athiya says when talking about her upbringing. This means that Athiya gets to chart her own destiny and so far with only two movies, Hero (2015) and Mubarakan (2017), under her belt, she is yet to be taken seriously as a member of most-promising-actresses club. Athiya, 26, concurs.”I haven’t necessarily proven myself as an actor yet and hopefully in the coming years I will,” she said. For an industry where being seen and making a noise is paramount, Athiya doesn’t adhere to the rules. “I don’t think being seen everywhere is going to get you what you really want at the end,” she said. “If you are good and talented, people will want to see you on the big screen.”Athiya identifies herself as an ambivert, a person who has a balance of both extrovert and introvert features. “I understand it may not be the correct way because social media Wis so big and being seen on it is important,” she says. “But I don’t think I can compromise on the person I am. Following in her grandmothers’ and mother’s footsteps she uses very few products on her face. “I don’t like applying too much makeup,” she says. “I prefer accentuating one feature on my face. So if I do loud lips, then I will do nude eyes.” She credits her lean physique to her active love for sports which she grew up playing including swimming, basketball, track and field and flexibility to martial arts which she did for a few years thanks to her brother. “Now I look back and think we were blessed that we had a childhood where we were on a playground,” she says. A high metabolic rate ensures that putting on weight is never a concern so she eats as she pleases and home-cooked food is a weakness. “I eat for five,” she boasts though she has cut down on sugar and is more strict about what she eats now.Athiya is all for being transparent about her feelings. Not a bad trait to possess given the profession she has chosen. Yet in many ways this is also a liability. Pretending becomes harder if her heart is not in it, even though there’s no other place she’d rather be than in front of the camera. Shetty recently wrapped up her third feature, Motichoor Chaknachoor. Also starring Nawazuddin Siddiqui, the comedy required her to learn to speak in Bundelkhandi. “It’s not the kind of film I’d expect to be offered,” she said. “I like to challenge myself so it was fantastic.”Other things she likes? Her very own chai pe charcha with her mother whenever both are at home. “We sit in bed and never ever get tired of it,” she said. “It’s simple but it means so much. She brings normalcy and balance in all our lives.” With her father of course films are discussed. He has always told her not to fear the first Friday of a release. “How do you not be scared of the Friday that will make or break a film?” she says.advertisementThis year, Athiya feels, is already shaping up as the beginning of a new her. She started with yoga in January. She recently turned vegetarian. She feels healthier. Drinking lots of water makes me feel good about my skin. My mother made me install an app which reminds me after every hour to drink water.On fitnessI do weight training just to be healthy, stay fit and feel strong. I am blessed with great metabolism so I eat whatever I want. I recently started yoga. My dad put me on to it. Then my mother started it, then my brother and I think out of FOMO (fear of missing out) I also joined. It was hard for me because there’s so much silence and to get comfortable with it is something you learn over time. I never understood the importance of it until now. It helps with breathing, digestion and instills calm.On foodI am a complete foodie. I love Japanese. I recently turned vegetarian. I am actually eating more because of it. I feel healthier and not as lazy as before.On styleI like how Kendall Jenner dresses. It’s important you don’t let the clothes wear you. You have to let your personality shine through it. Suspected DUI driver crashes into vehicle three hospitalized in Bonsall

first_img RAINBOW (KUSI) – A suspected drunken driver was arrested after a crash on Interstate 15 in the northern reaches of the San Diego area sent three people to a hospital, including the driver, officials said Monday.It happened shortly after 10:50 p.m. Sunday on southbound I-15 just north of Mission Road in the unincorporated Rainbow community, California Highway Patrol Officer Tommy Doerr said.The driver of a Toyota Prius collided with another vehicle carrying a driver and a passenger, Doerr said, adding that all three people were transported to Palomar Medical Center and at least one person had major injuries.No details about the victims were immediately available, and no vehicle description for the victim’s car was immediately available.The Toyota driver was arrested for DUI, Doerr said.CHP officers were investigating the collision. Guam Realignment Construction to Peak in FY 2022

first_imgConstruction activity needed to prepare Guam to accommodate about 5,000 Marines relocating from Okinawa is expected to peak in fiscal 2022, with more than 10,000 construction workers required for nearly $1.4 billion in projects that year. The primary challenge to executing the work will be securing up to 6,600 foreign workers that year to supplement Guam’s local construction workforce, reports the Pacific Daily News. “We will always need more construction labor on Guam than is currently there,” Navy Capt.
